Capital is increasingly flowing to suburban provinces like Binh Duong, Long An, and Dong Nai as investors seek more affordable price points. Yet alongside the potential, this segment still carries significant risks that investors must clearly understand before committing.

With land prices in Ho Chi Minh City remaining stubbornly elevated, real estate investment capital is shifting toward surrounding provinces including Binh Duong, Long An, Dong Nai, and Ba Ria – Vung Tau. Land plot prices in these areas range from VND 10–25 million/m², significantly lower than inner-city benchmarks, creating clear appeal for investors with moderate capital.
Supportive factors include improving connectivity infrastructure (notably Ring Road 3, currently under construction across multiple provinces), industrial zone expansion driving demand for housing and services, and rural urbanization policies accelerating land-use conversions across many localities.

However, legal risk remains the primary concern. A considerable number of suburban land plots being marketed do not yet meet legal requirements for subdivision, construction, or transfer. Investors must thoroughly verify zoning status, land-use purpose, and eligibility for red book issuance before proceeding. Many agricultural land parcels are offered with the expectation of residential conversion, yet without clear legal grounding.
Liquidity is the second key challenge. Unlike inner-city land plots or central-district apartments, suburban land typically requires longer holding periods and is highly dependent on actual infrastructure development timelines. Should infrastructure projects face delays, liquidity may be severely impacted over a 2–3 year horizon.
Overall, suburban land suits investors with a long-term horizon of 3–5 years, tolerance for liquidity risk, and a thorough understanding of local zoning plans. For first-time investors or those with limited capital, caution is advised — prioritize products with complete legal status and existing infrastructure.
